Surveys and Valuations
Valuations may be required for a number of purposes including Bank Lending, Capital Tax, Probate etc and Chadwicks have prepared more than 1,000 in the last 5 years. Chadwicks undertake valuations in the York and Greater York area for both Residential and Business properties including shops, offices and factory/warehouses.
A valuation is not a survey. For purchasers or tenants who require more detailed information regarding the condition of a property, Chadwicks offer a selection of surveys. For residential properties we offer the RICS HomeBuyer Report and the RICS Condition Report. More details. For business properties, a bespoke survey is available.
Home Buyer Report - Level 2 Survey
Purchasing a home is one of the biggest investments most us make. It therefore makes sense to obtain an independent opinion on the condition of your proposed purchase, if only for peace of mind. The RICS HomeBuyer Report is designed to give you the professional advice and help you need to:
- Make a reasoned and informed decision on whether to go ahead with buying a property;
- Take account of any repairs or replacements the property needs; and
- Consider what if any further advice you should take before exchange of contracts.
The RICS HomeBuyer Report is suitable for most houses built in the last 150 years and which are in reasonable condition. If in doubt we will be pleased to advise. The Report can be delivered in either printed or electronic form. Fees are competitive and probably less than you might think. More details.
RICS Home Condition Report
Chadwicks are pleased to offer the recently launched RICS Home Condition Report. It takes the form of a concise report giving buyers and sellers of conventional houses and newer homes a clear picture of the condition of the property. Unlike the RICS HomeBuyer Report it does not include advice upon repairs and does not include a valuation.

Residential Valuations
In addition to providing the HomeBuyer Survey, Chadwicks also provide valuations of residential properties for purposes including matrimonial, probate and lending.
